Using ChatGPT for mortgage advice: when it helps, and when to call a broker

Where AI genuinely helps

Where it falls short

AI can’t see your credit, your income documents, or your property. It doesn’t know which lender will say yes to your situation, what today’s real approvals look like, or how to structure a file so it gets approved. It also can’t catch the expensive mistakes — like breaking a mortgage without checking the penalty, or picking a product that traps you.

A simple rule of thumb

Use AI to learn; use a licensed broker to decide. General knowledge is free and everywhere. What actually saves you money is a real person comparing real lenders for your real numbers — and taking accountability for the outcome.
