Where I work — and how that actually works
Based in Brampton, licensed across Ontario. Deep local knowledge in the cities I work most, and a straightforward remote process everywhere else — in English, Hindi, Punjabi and Urdu.
You don’t need a broker on your street. You need one who can place your file. Lending in Ontario is provincial — the same lenders, the same guidelines, wherever the property sits. What changes locally is knowing the neighbourhoods, the property types and the appraisers. That’s why some cities get a dedicated page and the rest are served just as well remotely.

I’m licensed province-wide, and a large share of my files are handled without anyone driving anywhere. Documents are shared securely, signing is done electronically, and the lawyer handles closing wherever the property is.

How a remote file actually runs
1. A conversation. Phone, video or WhatsApp — whichever suits you. Twenty minutes is usually enough to know whether there’s something worth doing.
2. Documents, shared securely. Photographed on your phone is fine. Nothing sensitive travels by ordinary email.
3. The appraisal, if one is needed. An accredited local appraiser attends the property. Who pays, and when, depends on the type of file.
4. Signing, electronically. Then a lawyer local to the property handles registration and closing.
You may never meet me in person. Plenty of my clients haven’t. What matters is whether the file gets placed properly.
Where location genuinely does change the answer
Being straight about this, because most broker sites pretend geography is irrelevant:
- Rural properties price differently to urban ones — fewer buyers, so more lender caution
- Well and septic rather than municipal services usually carries a premium
- Thinner-population areas mean fewer comparable sales, which makes appraisals slower and more conservative
- Unusual property types — acreage, mixed use, very small units — narrow the lender list considerably
