Thank you — your message is with me
It’s arrived, and it comes to me directly — not to a call centre or a queue. I read every enquiry myself.
What happens next
1. I read it properly. Not a skim. If you’ve told me your situation, I’ll have thought about it before we speak.
2. You’ll hear back within one business day. Usually the same day. If it’s urgent, don’t wait for me — call.
3. The first conversation is free, and there’s no obligation in it. I’ll tell you what’s realistic — including if the honest answer is that you should wait, or that nothing needs doing at all.
If it’s urgent
A closing date, a deadline, arrears, or a lender who has just said no — phone rather than wait.

Two things worth doing while you wait
Pull your credit reports. Both of them — Equifax and TransUnion, the actual reports rather than a score from an app. It’s free, it takes ten minutes, and it means our first conversation starts from facts instead of guesses.
Find your mortgage details. Balance, rate, renewal date, and whether it’s fixed or variable. If you’re considering anything that involves breaking it, ask your lender for the payout penalty in writing — that single number decides more than anything else.
In the meantime — read whatever’s useful
Nothing here is gated. No email required, no form to fill in.
- The bank declined me. What does that actually mean?
- What credit score do I need for a mortgage in Ontario?
- What does it cost to break my mortgage?
- How much equity can I actually borrow against my home?
- I owe the CRA. Can a second mortgage clear my tax arrears?
Checking who you’re dealing with
