Because most people only think about their mortgage in the last three weeks before it renews, and by then the useful options are gone. If I am the one who reminds you in time, I get a fair shot at earning the business. If your bank has the better offer, I will tell you that too. I would rather be the broker you call in five years than win one deal badly.

Tell me early. Your current lender may renew you without requalifying, while moving to a new lender means qualifying again. That order matters, and it is exactly the kind of thing worth planning six months ahead rather than discovering at the deadline.
